Arizona faces a housing supply and demand imbalance, with only 42% of households able to afford a new mortgage, down from 66% in 2019. Despite a nearly 3% drop in home prices in 2025, housing remains very expensive. The state is estimated to be short by nearly 56,000 housing units, while construction is slowing, with housing permits at their lowest since 2019.
