Phoenix was considered balanced, meaning buyers and sellers generally lacked a clear edge, and price negotiations depended more on specific neighborhoods than citywide momentum.
In Maryvale's 85033, sellers saw the strongest footing: homes fetched near asking, ~33% sold above list, median market time was 43 days, supply ~2.5 mo.
In 85008, active supply would have taken about twice as long to clear; ~7% sold above list, nearly half below, with a 62-day median.
Moon Valley and Ahwatukee leaned seller-friendly, while Melrose, Coronado, and Arcadia favored buyers. Across these neighborhoods, median market times ranged from 38 to 71 days.
Coronado carried the most housing supply and Ahwatukee the least, reinforcing the main takeaway: in Phoenix, negotiating power varied meaningfully by ZIP code.
