As someone passionate about smart real estate investment and helping clients build long-term financial security, I’m always watching how new trends shape our market. A recent trade-group study on US data centers offered some fascinating insights: while these facilities are still rare—92% of counties have none, and only 1% host more than 10—their presence seems to align with stronger home values and higher household incomes. In counties with 10 or more data centers, the median home value reached $431,750, with average household income around $89,000, compared to $174,500 and $64,000 in areas without them.
Of course, it’s not a one-size-fits-all story. Broker feedback was split: 25% noticed residential gains when data centers moved in, but 22% saw declines. Commercially, half reported value gains and 42% saw increased land demand. On the flip side, energy costs top client concerns at 61%, with water usage close behind at 56%. That’s why understanding local market dynamics is so important—especially for those of us guiding investors and homeowners through both the opportunities and challenges in our communities.
