It’s interesting to see how the balance in today’s real estate market may be shifting, with recent reports noting that seller concessions reached 44.7% in August—the highest we’ve seen since 2020. As demand strengthens and those lock-in effects start to ease, buyers are finding a bit more leverage. Delistings have dropped by 12.6% year-over-year, and 15.8% of home sales are now involving both price reductions and concessions. The Sun Belt markets are leading this trend, with Atlanta coming in strong at 72.8%. For those of us in the Phoenix area, these numbers are a reminder that even as the landscape evolves, real estate remains a powerful way to build long-term wealth and financial security.
